01How We Work

Two markets that rarely overlap

Aero Realty is based in Peachtree City, Georgia, and works throughout metro Atlanta and nationwide. Most of what we handle is ordinary commercial real estate: an industrial building changing hands, a retail suite that needs a tenant, a land parcel a developer wants entitled. That work rewards market knowledge and relationships, and it is the majority of our practice.

The rest sits inside the airport fence, and it does not behave like the commercial market around it. A hangar usually occupies leased ground rather than owned land, which puts an airport authority in the transaction and makes lease term remaining, reversion language, and airfield access as important to value as rent per square foot. FBO and maintenance facilities carry operating requirements a conventional appraisal does not capture. The buyers and tenants for that property are not browsing listing sites — they are found through the aviation industry itself.

Running both sides is the point. Investors placing capital and developers building projects sit at opposite ends of the same relationship, and holding both means an opportunity can reach the right party before it is ever marketed publicly. The aviation work brings us into airport development conversations early, which is where airport-adjacent land gets positioned. A generalist brokerage can execute the commercial half of that. Specialists in aviation property rarely handle the commercial half at all.

We represent investors placing capital, owners and developers positioning or selling assets, tenants looking for space, and airports planning on-field development. Every engagement begins with a written agreement and a straight answer about what the asset is worth and who would want it.
